The ranch is situated 17± miles east of Rocksprings, TX, 128± miles northwest of San Antonio, and 65 miles west of Kerrville. Directions: From Highway 41, head south on County Road 230 for 3± miles. Turn east/left on an unnamed subdivision private road at the end of the high fence on your left with green shade cloth, then go 7± miles. The cedar/green pipe gate entrance is on the right.

The property extends from a ridge top along the edge of a canyon draw and nearly to the bottom of the canyon draw, with elevations ranging from 2,240'± to 2,320'±. The native pasture is heavily covered with cedar and oak trees, and the owner has cleared the perimeter right of ways and three wide areas for improved hunting and wildlife viewing.

The ranch includes a comfortable three-bedroom doublewide mobile home that sleeps 12, with many handyman improvements, fresh exterior paint, and new metal skirting.
